So, it’s your first time renting, you’re super prepared and have done your research. You know what area you want to live in, and what you need from the property, but what questions do you need to make sure to ask?

We’ve composed a short guide on some of the most important things to ask.

What bills are included in the rent, and which are extra? What is the average cost of the extra bills?
An essential question, make sure you know what you are getting into financially and that you have enough money to comfortably cover the bills each month.

How much of a deposit is required per person, and is this protected?
For example at City Lets Lincoln deposits are protected with mydeposits. Along with the rent and other bills, you need to be clear on any other upfront charges like the deposit, any admin fees or if the first month’s rent is required in advance, so you can be sure you can afford the initial cost.

Who do I contact if something goes wrong?
Hopefully you won’t have a middle of the night emergency such as a pipe bursting and flooding your house, but its good to know if there is an emergency 24 hour number to call.

If any of the appliances break who is responsible for repairing or replacing them?
This is especially important if the appliances are old or not in the best condition.

Is there broadband internet already set up in the house? How fast is the connection?
This is especially important for students who may need to use the internet for their studies or for submitting work.

Are there any additional fees, such as cleaning fees at the end of the contract?
Any fees like this should be mentioned in your tenancy agreement, but knowing upfront can help you to narrow down different options.
